Reactive clay and the AS 2870 footing.
Much of Shepparton, Mooroopna and Kialla sits on heavy reactive clay laid down by the Goulburn and Broken rivers. That ground swells when wet and shrinks when it dries out, classified Class M to Class H under AS 2870. Stumps founded too shallow ride that movement up and down and the floor never stays level. We found new stumps below the active zone, often on wider concrete pads, so the house stops moving with the seasons.
Why the original stumps failed.
Most pre-1980 homes around Shepparton were stumped on red gum or other hardwood. After 40 to 70 years in damp Goulburn Valley soil the timber rots at the ground line, splits, or sinks. Poor subfloor ventilation and blocked weep holes speed it up. We do not just swap stumps, we fix the drainage and ventilation that rotted them, so the new stumps last.
Permits, computations and inspections.
Restumping is building work. A registered building surveyor must issue a permit, the footing design has to carry engineer’s computations for your soil class, and the work is inspected at footing and completion stages. We lodge the permit through Greater Shepparton City Council or a private surveyor and book every inspection, so the paperwork is clean when you sell.
