Restumping & underpinning in Kialla.
Kialla runs from established homes near the river down to the newer estates south of Shepparton, but the common thread is reactive clay underneath. Older homes need restumping as the timber stumps give out; newer brick-veneer homes can develop footing settlement and cracking. We handle both, engineered to stay put.
The Kialla story: old homes and new estates.
Two kinds of problem, one cause.
Kialla and Kialla West sit on the same reactive Goulburn Valley clay as the rest of the district, but the housing splits two ways. Around the older parts you find the classic weatherboards on perished timber stumps that need restumping. Out through the newer estates south of Shepparton you find brick-veneer and slab homes that, after a run of dry years, can show footing settlement: stair-step cracks above a window, a door gone out of square. That is a job for underpinning, not restumping, and knowing the difference is the whole game.
Newer does not mean immune.
Owners of estate homes are often surprised to need footing work, but reactive clay does not care how new the house is. A footing placed at standard depth can still settle if the clay around it dries out severely against one corner, especially where a slab edge faces a hot western boundary with poor drainage. The crack pattern tells the story, and a free inspection tells you whether it is structural or cosmetic.

A typical Kialla job.
A brick-veneer home in Kialla developed stair-step cracking above the lounge window after three dry summers, the corner down about 25mm. The engineer specified five mass-concrete piers along the affected wall. With engineering, permit and pier work the job came to roughly $13,500, and the cracking stopped.
