Much of Shepparton North was built out through the post-war decades, which means a large stock of weatherboard homes stumped on red gum and local hardwood. That timber was good in its day, but forty to seventy years in the reactive Goulburn Valley clay is a long innings. The stumps rot at the ground line, lean, or sink, and the floor above starts to move. Owners usually notice a door that has begun to catch, or a floor that feels springy near an outside wall.
